                  When I tell a client I don't think they can buy a house with that offer, I'm talking truthfully....I want them to buy the house they want and I don't care which one it is. If they are happy then I get referrals from them...if they don't believe me then they won't refer me. My integrity is much more imortant than one sale. Yet, they always want to believe that "we" are out to cheat them....or that they know much m ore about the market than I do.

                  When a house is priced $15,000 under market value and you bid another $10,000 lower, don't you think someone else will get the property? EVERYBODY in the Indianapolis market (including most investors) are looking for that same piece of property. Why would you think you can STILL underbid the price....esp. when you see 4 other groups of clients going thru the property while you are there?????


                  listen......and think for yourself.

                      The mistake isn't in bidding another $10k less. The mistake is being invested in the property and being bent if someone else gets it.

                      If someone else gets it you move to the next one.

                      In my mind I will get what I want for the price I want and I'm willing to look until it all works.

                      Why wouldn't you in this market.

                      Or , if you do want the particular place you bid more (as the Geez said).

                      And no, I didn't say I knew I was/am a prick, all I said was you didn't have to call us pricks.

                        OOooh, I thought you meant.......uh, perhaps I should have listend.

                        YEah, it's amazing how personal some people take negotiations. I try to warn people not to fall in love with a place until AFTER they have bought it. Loving the place can cause you to over-bid...or suffer emotional melt down when things don't work out.

                        Why, it's enough to drive you to drink. I prefer Jim Beam

                          Exactly. I also never ever bid on a house until my old house is sold.

                          I don't want to neeeeeeeeed to get the deal done. I take my time.

                              I kinda agree with those tree huggers down south protesting the new interstate to Evansville.

                              Sorry...but woodlands are dern hard to replace.
